Mackay and Partners developed a concept design and an outline feasibility study for a site on Great Portland Street.

The opportunity arose to refurbish or redevelop an existing 1980’s steel framed brick clad mixed use property with dual retail frontage and access via both Great Portland Street and Bolsover Street.

The site was 204 Great Portland Street, located in the Fitzrovia area of the City of Westminster.

Scope included:
• Façade concept design and material studies
• Plans, section, elevations for both new build + refurbishment options
• 1,2 & 3 Bed apartment layouts
• Area schedules
• Prelimnary LVMF analysis
• Outline considerations and risks.
